Land promotion guides land through planning and the Local Development Plan process to increase its value. At Braidwater, we fund and manage the process on your behalf, working with trusted consultants and local authorities to position your land strongly. You remain the landowner throughout.

Land promotion options

Zoning for Development

We promote land through the Local Development Plan (LDP) process to secure residential zoning.

For example, agricultural land can be promoted for future housing allocation by demonstrating its suitability and alignment with local planning objectives.

Residentially zoned land is typically worth significantly more than agricultural land, creating the opportunity for a substantial uplift in value.

Re-zoning

Where land is already allocated for another use, such as industrial or employment land, we can promote it for residential development through the LDP process.

Securing Planning Permission

  • Re-zoning promotion
  • Outline or Full Planning Permission

We appoint and manage trusted consultants, keeping you informed throughout. You can be as involved as you wish.

Step 4

Sale or Development

Once promotion objectives are achieved, the agreed disposal or development route is implemented.

Disposal Options

Open Market Sale

The land is marketed and sold, with proceeds shared between the landowner and Braidwater in agreed proportions.

Option to Purchase

Braidwater may purchase the land at an agreed discount to market value, providing certainty and a straightforward exit.

Development Partnership

Landowners can work alongside Braidwater’s experienced development team through a site-fine agreement, receiving an agreed share of sales from each completed home.
